These Terms and Conditions govern all bookings made for Laragh, a self-catering holiday home located near Mountnugent, Crover, Co. Cavan, Ireland (hereinafter "the Property"). By making a booking, you (the "Guest") agree to be bound by these terms in full.
The nightly rate for Laragh is €250 per night. A minimum stay of two nights applies to all bookings. A reduced nightly rate is available for longer stays — please enquire at the time of booking.
A booking is only confirmed once a deposit has been received and you have been sent a written confirmation by the property owner.

For bookings made within 1 week of the arrival date, the full amount plus security deposit is due immediately.
A refundable security deposit of €200 is required for all bookings. This will be returned within 5 working days of your departure, provided the property is left in satisfactory condition.
The security deposit may be retained in full or in part to cover:
Where damage or losses exceed the security deposit amount, the Guest accepts liability for the full cost of repair or replacement and agrees to pay any additional amount on demand. The property owner reserves the right to pursue recovery of costs through appropriate legal channels if necessary.
Guests are encouraged to report any accidental damage immediately rather than waiting until departure. Prompt reporting will be taken into account in good faith.

We strongly recommend guests take out appropriate travel insurance to cover cancellation costs.
In the unlikely event that the property becomes unavailable due to circumstances beyond the owner's control (e.g. fire, flood, structural damage), guests will be offered a full refund or alternative dates. The owner's liability is limited to the amount paid for the booking.

Early check-in or late check-out may be available subject to availability. Requests must be made at least 48 hours in advance. Additional charges may apply (see Section 6).
The property operates self check-in. Access details will be provided in advance of your arrival date.
Guests must vacate the property by 11:00 AM on the day of departure. Failure to do so without prior written agreement will result in the following charges, deducted from the security deposit:

If a late check-out causes inconvenience to incoming guests or prevents a scheduled clean, additional costs may be charged accordingly.
The property sleeps a maximum of 7 people (6 adults + 1 child in single bed). Exceeding this number without prior written approval is a breach of these terms and may result in immediate termination of the booking without refund.
Pets are not permitted at the property unless explicitly agreed in writing by the owner prior to arrival. Unauthorised pets will result in an additional deep cleaning charge of €100 deducted from the security deposit.
Smoking is strictly prohibited inside the property. Evidence of indoor smoking will result in a deep cleaning charge of a minimum €150 deducted from the security deposit.
The property is in a residential rural area. Guests are asked to be respectful of neighbouring properties, particularly between the hours of 10:00 PM and 8:00 AM. Excessive noise complaints may result in the booking being terminated without refund.

The owner or their representative reserves the right to access the property at any reasonable time for maintenance or inspection purposes, with reasonable notice given except in the case of emergency.
The owner accepts no responsibility for loss, theft or damage to guests' personal belongings during their stay. Guests use the property and its facilities at their own risk. The owner is not liable for any personal injury sustained on the property unless due to negligence on the owner's part.
The property is situated near Lough Sheelin. Guests with children are reminded to exercise appropriate supervision near the water at all times.
These Terms and Conditions are governed by the laws of the Republic of Ireland. Any disputes shall be subject to the jurisdiction of the Irish courts.

By making a booking at Laragh, you confirm that you have read, understood and agree to be bound by these Terms and Conditions in full. These terms apply to the lead guest and all members of their party. No signature is required — proceeding with a booking constitutes acceptance of these terms.
